宇宙船のような空間デザイン。住まいを増やす、取り替える。カプセルホテルの原型。この建築を言い表す言葉は、とてもたくさんあることでしょう。
1972年．まだ卓上電卓が普及するかしないかの時代に、この斬新な思想の建築は生まれました。日本を代表する建築家・黒川紀章氏によって設計された集合住宅。当時、メタボリズム（新陳代謝）と名付けられた建築運動・思想は、東洋からの前衛的な考え方として、海外で高く評価されました。今でもこの建物の前では、毎日たくさんの外国人旅行者がこのカプセルタワーを撮影している、大人気スポットになっています。都市が新陳代謝する。多様性のある暮らし、働き方、そして住まい方を、45年も前に提案し実現した名作建築です。

この名作建築を残そうと、積極的に活動されているのが「中銀カプセルタワービル保存・再生プロジェクト」（https://www.nakagincapsuletower.com）。代表の前田達之さんは、すでにたくさんのカプセルを所有されていて、原設計の空間を保存されたり、書籍の発行、見学会や写真展の企画など、ご活躍されています。そして、その中の1つのカプセルを、ハロー！RENOVATIONに掲載いただくことになりました。このカプセルを、空間的にも利活用の方法としてもリノベーションして、まさに本来の設計思想に沿った多様な使い方ができれば、カプセルタワー全体の保存・再生に繋げていくことができると考えていらっしゃいます。

丸窓が特徴のカプセルは、幅2.5m×奥行き4.0m×高さ2.5mの大きさ。カプセルタワー全体で140コあります。このたくさんの「カプセル」が、建物全体を支える構造と設備や動線シャフトとなっている「タワー」にくっついています。
この最小限とも言うべき居住空間には、もともと備え付けのベッドや家具、電話やテレビ、オープンリールデッキ、そしてユニットバストイレが、まさに宇宙船のようにデザインされていました（写真参照）。今でも十分に未来を感じさせるデザイン。本物件では、これらは全部取り除かれた箱としての空間を利用できます。当時の建築にはアスベストが使われていますが、すでにアスベストについては処理済みです。

最初に書いてありますが、場所は銀座8丁目。念のため、東京都中央区銀座8丁目です。この立地だけでも、いろんな利活用の可能性が妄想できそうですが、この特別なカプセル空間を大いに活かしたアイデア・事業を大募集します！

When referring to this building, a legion of words may be conjured up in one’s mind: the spaceship-like design; a residential unit; replaceable parts; and a prototype for capsule hotels.
In 1972, around the advent of desktop calculators, this innovative concept for collective housing was devised by Kisho Kurokawa, who is famous as one of Japan’s important figures in architecture. At the time of the Capsule Tower’s completion, a Japanese movement or concept called “metabolism” in architectural circles was highly acclaimed abroad as a cutting-edge idea from the East. Even today, this building is a popular destination for foreign visitors taking photos. Some 45 years ago, this masterpiece building presented and expressed a city’s metabolism, people’s diversified lifestyles, workstyles, and types of living arrangements.

The “Nakagin Capsule Tower Preservation and Revitalization Project” (https://www.nakagincapsuletower.com) is comprised of a group of people working energetically at preserving the building. Mr.Tatsuyuki Maeda is a representative of the project working to advance it, and he is also an owner of several capsules (units). He is actively initiating preservation activities such as renovating units to their original state, publishing books, organizing Capsule Tower visiting tours, and holding photo exhibitions. Under this project, one of Mr. Maeda's properties will be put up for rent via Hello! Renovation. Mr. Maeda thinks that renovating the capsule and turning it into a more functional one, will allow it to be versatilely used as Kurokawa originally intended, subsequently advancing the entire Tower’s preservation and revitalization.

The size of the capsule is 2.5 m (width) x 4.0m (depth) x 2.5m (height). There are 140 capsules in all, each of which comes with a striking circular window. These capsules are attached to the two towers which serve as the structural supports, while also containing utility cables and elevator shafts/stairways.
The minimal-sized residential space of the capsule was designed like a spaceship, originally including a built-in bed and a unit bath with a toilet; it is furnished with a telephone, a TV, and a reel-to-reel tape deck (cf. photo below). The interior design still appears futuristic to this date. For this property, the future user could utilize the capsule as a mere empty space for any purpose, because all the amenities will be removed. At the Capsule Tower’s completion, asbestos was legally in use, though this has already been dealt with for this capsule.

As has already been mentioned, the property is located in 8-chome in Ginza (address: 8-chome, Ginza, Chuo-ku, Tokyo). If you hear the location, you can imagine its usage may be limitlessly versatile. We welcome your ideas and/or business plans!
